University of Southern Mississippi – Gulf Park – Housing Market Analysis

OBJECTIVE
The University of Southern Mississippi retained MGT to conduct a student housing market demand analysis for the area surrounding their Gulf Park campus. Currently, the campus does not offer housing for students, but anticipates the need for such in the future.

METHODOLOGY
The study examined enrollment trends and projections; gathered input from USM administrators, staff, and current Gulf Park campus students; and collected data on the local rental market available in the area. MGT gathered input about student needs, preferences, and willingness to pay through focus groups and a web-based survey.

OUTCOME
MGT developed a set of demand estimates for appropriate housing unit configurations and key amenities. Further, MGT identified possible options for developing and financing a planned housing facility, as well as potential advantages, disadvantages, and risks for the University to consider.
